Which real estate agent to hire?

I want to list my house for sale, here is the scoop.

We had it listed last year with agent #1 and she did a great job. She was always responsive and helpful, although our home never sold, I trust she did everything she could. I liked her so much that I encouraged several family members to use her. I spoke with her on Tues night and told her I wanted to re-list now. She said okay, that she would email the paperwork right away. I haven’t heard anything since. She mentioned she is very busy. Family that is working with her has also seen a decline in her performace. She is not giving feedback on showings and is slow to return calls.

Agent #2 has been in contact every so often, reminding me everything that she can do to sell my house. She seems hungry for my business and I see her name everywhere. I feel like she would try hard to sell my home.

What should I do? I don’t want to be unethical, but I also want to have my agent make a full effort to sell my place.

    Always get references before you hire a RE agent. They can be lovely people but performance is all you are interested in. I would go with agent #2 — after I checked her sales record.

    I would find out who in your neighborhood sell the most homes and go with that agent.
