    HUD: These homes are sold as is, you except the home the way it is (buyer beware) also same for REO (real estate owned – bank owned). Some of these homes will not have the utilities on. So if the home was sitting through the winter there is the possibility of burst plumbing.

    Mortgage company’s:
    1) Are any hidden fees?
    2) pre payment of mortgage penalty?
    3) points?
    4) application fee?
    5) settlement fee?
    6) cost for Title Insurance?
    7) cost of Mortgage Insurance Premium if needed MIP (less then 20% down payment)

    House hunting:
    1) water stains
    2) cracks in foundation
    3) over all condition of house
    4) musty smell (this could be water issues & mold)
    5) mold
    6) heating source
    7) condition of roof 8) basement, water stains in the corner of the foundation, water stains on walls, water stains on floor
