Starting a house building business? (termite proof homes) = What do you think?
I have a desire to start building homes, especially termite-proof homes that don’t have wood inside of them, more for the areas of Southern Florida and Southern California, but these will cost a LOT more than typical home construction (about 50% to 70% more).
I hear that home sales are a bit slow now. When do you think that things will pick up again so that I can begin building my dream homes and sell them to eager buyers?

I’ve been interested in metal stud construction myself, but found that for residential purposes, the costs outweighed the benefits.
If you build a crawlspace foundation and cover the foundation with an upside down U shape piece of galvanized metal, the termites cannot get past it. Their moisture causes a small electrical shock when they come in contact with it.
In addition, you can have ACQ lumber as the mud plate and the bottom of the wall frame that will serve to keep them out.
Termites love moisture, and if you keep that away from your foundation that is a deterrent against them.
As far as when it would be best to build your homes, not every part of the country is in a building recession. In fact, some of the eastern seaboard states are actually doing quite well.
One state, California, accounts for 50% of all failed mortgages, Stockton being the worst city in the country for repossessed homes.
