paint everything white, kitchen and bath really are the best places to spend money if you can, to make it look better, and make sure the yard is neat and has something that makes it feel really like home. and inside the house if you bake a batch of cookies just as they are arriving, that fragrance simply says home to people and they get hit below the level of thinking about the house and it smells like grandmas house to them.

Bake an apple pie in the oven and leave it on low when showing your house. Declutter as much as possible to show how spacious the place is… especially the closets. Make the place as “homey” as you can. Winter is not a great time to sell but keep your price reasonable and let potential buyers envision themselves in your home. What features made you fall in love with the place??? Emphasize them!!!

My best friend is a realtor and she said these are her best tips:
1-Lots of light. Open the curtains and let the sunshine in.
2-Always have a nice candle lit…like Apple Pie or Vanilla
3-Remove all clutter and make sure everything is spotless.
4-Make sure the thermastat is at a comfortable temp not to hot or cold.

List your house in every real estate magazine…Homes and Land in particular. If you have a real estate agent, he will do it automatically for you…also do Open Houses on Saturday! (Make signs and everything).

Watch a couple of shows on HGTV about real estate, they give some good tips:
declutter – pack away nick-nacks, extra books, basically pre-pack for the move.
repaint – any bright colors should be toned down
carpet & flooring – steamclean any major areas, or spot treat
furniture – rearrange to make the best of a space, another pre-packing place
clothing – get rid of old clothes, arrange the rest nicely to make the closet appear convenient
cabinets & counters – wipe/clean them and declutter the tops
landscape – simple winter flowers from Lowes/Home Depot along with new mulch/pinestraw and keep up cutting

This is going to sound cold, but I don’t mean for it be.
PRICE, PRICE, PRICE, PRICE, PRICE, PRICE!!!!!!!!!!!!!!!!!!
A tin shack will sell if you price it right.
So the answer is; if you price it right it will sell.
In fact you can probably get a higher price for your house if you price it close to the actual market value than if you price it higher.
You will draw in more buyers and increase the potential for multiple offers.

You can offer cash back at the closing table for repairs carpets anything like that. You wont have to pay the cash, it will come out at the end of the deal so instead of getting say $15000.00 back you can offer $5000.00 for repairs then you would get $10000.00 back at the table. Good Luck KG

Well you don’t have tons of cash but if you consider leaving it on the market an extra 6 months, it will cost you. So you might consider offering a $500 selling bonus to the selling agent. Money talks.
