Why wait? If you are a first time buyer (which means you have not owned a home the last three years) and you have at least a 580 FICO score with 500.00 for down payment You may qualify.Speak with a mortgage broker to find out, then to find homes get a good buyers agent. Ask friends or relatives if they have someone they can refer.

I believe the current scoring is at 620 right now. Only few lenders are going w/ the 580. The best thing you can do, in my opinion, is contact a couple of Realtors. Tell them that right at this point your not ready to buy HOWEVER, you need to know some demographical information to help assist you when you do decide to purchase. ( e.i. schools, shopping centers, taxes, prices, etc) An experienced agent is going to work w/ you will all of this, even if it means not making a sale for a year. Because an experienced agent knows that the clients needs ALWAYS COME BEFORE OUR OWN, and they know that this can be a big step for someone and sometimes, it takes time.
They would have all the best resources for you though. Even if you just ask them to put you on a mailing list for all the homes that just came on the market, and you will start getting an idea of what that current location is getting in price.

If you don’t know where to buy a house, then that alone tells me you need a Realtor…the seller pays the Realtor, not you, and you won’t save a dime by trying to represent yourself..in fact, it will set you up to be taken advantage of.

Also, you won’t get approved for a loan until you have been consistently employed for TWO YEARS.

Also, if you and your boyfriend are not legally married at the time of the purchase, you are getting ready to make a major financial mistake.

Never sign 30-year real estate contracts with someone you don’t have a lifetime commitment with…..there are no laws to protect “almost marrieds”….the court system will treat it like a business arrangment i your relationship goes sour.

Remember…no couple ever buys a house thinking they will break up.
