I don’t think a 30 day notice is sufficient. I could see if they were past due on their rent or violated the lease in some way. But for you to just up and decided you want to sell your house and give them 30 days to find another place is cruel and unfair in my opinion. Give them atleast 2 or 3 months to save money and to start looking for another place to live.

First go talk to them. I have went through this before expect I was on the other side. A lady my husband and I were renting from was about to be foreclosed and didn’t even tell us! We received a notice from a lawyer warning us. Give them ample time to find a new home especially if they have been good tenants. If you just tell them, you may not have to write a notice. They will probably understand. On top of that, sometimes it is easier to have someone living in the home when you are trying to sell it. They can be there to show the house for you, and the house will not be empty and be more appealing. If you have to write a 30 day notice, then get someone such as a lawyer to write you up a legal notice.

Did you have a lease/contract of any sort with your tenant? If so, it would have specified what sort of notice (if any) you need to give to your tenant. Even if you did not, most states have laws – if the tenant has been living there a certain amount of time (in California, I think it was over 12 months), you may need to give them 60 days notice, not 30. Check with your local government as to what the rules are!
To find a standard notice (this isn’t actually an eviction, just an early termination, right?), get a copy of the Nolo Press Landlord/Tenant books (there are two volumes) – one of them has the appropriate notice, and you can just copy it and customize it for your own situation.
