How can I sell my house in a short period of time?
We have a house close to downtown St. Paul, MN. We would like to sell and relocate very soon, our house is valued at about $190,000. It is a duplex on a corner lot with a driveway and a garage. The house does need a little work. We are looking to sell for somewhere about $165,000 within the next two months. Does anyone have any advice?

DO THE WORK. There are ALOT of houses on the market in the Twin Cities and alot of them don’t need any work. We have recently sold our townhouse in Eagan but before we put it up for sale, we fixed everything that needed to be done. We replaced the carpet, remodeled the kitchen, and put wood flooring in. We were only there for about 2 years and we took a loss. (We relocated is the reason we moved) Our house was for sale for about 30 days. Depending on what neighborhood you live in around downtown, it may be easy or it may be on the market for years. Let’s hope it’s a safe neighborhood. Good luck.

There are allot of factors to consider when trying to sell quickly. If your house was valued at 190,000 that doesn’t necessarily mean it will sell for that. But, take a look at the market immediately surrounding your property and see what similar properties are selling for, properties similar in size, make sure you are looking at other 2 family homes, and properties that are similar in condition. Notice what the average DOM (days on market) for these properties are. For example, if similar properties are selling on average for 180K after 60 DOM consider listing yours for 165K if you really want to move it quickly. Also, a small amount of cosmetic work can go a long way! Make sure the interior is neat and clean, slap on some fresh interior paint, and make sure curb appeal is desirable by keeping the yard manicured, and free of any trash or other debris, touch up exterior trim paint if necessary. Small improvements like this can make a huge difference to a buyers first impression, it gives them a sense of how the property has been cared for. Hope this helps.

Hire a local REALTOR. Offer them 7% commission. Follow their advice. You should be able to sell your house in two months.
