What questions and things do I need to do when looking to rent my first house?

My hall-mates and I are looking to rent a house next school year and I was just wondering what types of questions should we go about asking the landlord and the realtor? We would like to have a list of questions to ask going into the meeting with everyone.
What do we need to know about insurance and things like that?
Also What are some things we need to know in order to make the whole living together thing easier?

    ask anything you want. tell the landlord you are new and any help he can give you will be appreciated. a landlord is best treated like a friend, and use your judgement as to whether he’s hiding the fact that he’s a jerk (yet keep in mind landlords get burned alot, so perhaps being a jerk comes with time).

    i advise taking photos of all walls and carpetting before moving in, so if he tries to charge you for stuff when you leave you can present the photos in court.

    Here are some things to LOOK for when renting….bring a hairdryer…and make sure all the outlets work….run the shower….make sure the hot water and pressure is adequate….check windows and screens for damage…… look in the dark corners of cabinets for bugs/droppings…

    Call the electric company and/or gas company to get an average cost of service there in a month….many people discover too late that the property is NOT insulated properly and end up with huge electric bills..

    Always get renters’ insurance….and don’t have pets even if allowed….
