You need a rental agreement. You are smart enough to BUY a house but not to RENT? Your real estate agent and your lawyer should have templates!!

You need a shorthold tenancy agreement. Go onto Landlord Zone, its a British site and will give you all the help you need, and its free.

Hello. If you hire a real estate agent to rent your house, you don’t have to worry about the form. For a small fee, they will take care of screening the applicants and see if they have good rent history and good credit report and their jobs. Check BBB on line about hiring a real estate agent, there are Property Management that you can check and ask how much they charge. You can researched and compare prices, interview them and you decide which one to hire. They are careful in getting tenants because they check everything.

You can also go to the Library and read books about Renting and Landlord, check and visit online and you can also check about how to Rent and what to do but be careful not to deal with people who ask for money online, there a lot of crooks out there. Ask a friend or co worker who is renting a house and ask them. But I check the Property Management near you, check the BBB first for reviews and then follow your heart. But always be careful, when it sounds too good to be true, it probably is. Take care my friend.

You make rental agreement with the tenant, which your near by document writer can prepare.
Bbetter to make 11 months agreement with three months security deposit without interest and refundable at the time of completion of agreement.

You can also add clause for renewal of this agreement after 11 months.

This agreement if you make registered in Registrar Office will always be good and they charge some fees for that. This makes your terms witnessed and legal

You can use a letting agent who will handle it all for you. This is the safest way for ‘beginners’. Unfortunately it is also the most expensive. It’s extremely important that you shop around for a decent agent as the majority will bleed you dry with admin fees. Be sure to ask for a written list of all fees before you engage them. If they are reticent, walk away.
Later on, if you feel inclined, you can learn the ropes and go it alone. If you are a good judge of human nature and can stick to essential procedure you will be ok. If not you will discover pitfalls you never knew existed. So be careful! Look at the link below for advice.

Read the law/rules and landlord and tenant rights.

One example is you should have the boiler serviced annually.
