If you owned a house and you were about to rent it out to some people, which group of people would you choose?
You have a choice between a a young couple or two slightly older guys. The young couple are both responsible yet both only 19 (Jake works for a security company and Christina works as a motel desk clerk.) Their parents have agreed to co-sign.
The guys are in their early twenties and both work at Les Scwab. Josh and Kenny have large, loud vehicles (the kind of pickups that seem like they’re 50 feet from the ground.)

Looks like an easy choice. I would choose the young couple. Even if they miss a payment on the rent. Their parents co-signed you could always get the money.

Neither.
I always preferred single professionals. older couples, or single mothers with very young children.
One of them has income issues and the other sounds like potential party animals.
I won’t accept a co-signer unless that co-signer lives within 30 miles of me…that way if I need to sue someone I can find them.

I would chose the young couple. Houses with only males or females tend to turn into party houses, in my experience.

Don’t make snap judgements based upon what little you know.
The young couple appears responsible, but when most young people are faced with making a choice between their wants and needs or an obligation, they choose their wants and needs and not their obligations. They are 19. What percentage of 19 year olds break up? 95%? What happens if they break up? Have they ever rented before? Do they have a financial cushion?
The guys are older and probably have rented before. They are into their trucks. They work. They aren’t going to get into a big fight that ends with one of them running home to their mama and leave you trying to collect the rent from a parent.

duhhh… the couple…
