I want to rent my house or its rooms out. what do i need to do and which way is best?

rent large house

i want to move to leeds (uk) but currently live in northants. my house is for sale but due to current market its not selling. it is 2 bed but i’m thinking of splitting the large room in 2 to make a 3 bed and rent out each room singly. is this the best option?
simply renting the house out will not cover the mortgage!

also what do i need to do – home insurance – change mortgage over? etc.

please help if you have good advice.

    You dont have to do that much.
    Probably best to switch to an interest only mortgage.
    You shuld technically notify your mortgage provider anyway and may have to switch to a BLT mortgage.
    As a multiple occupancy there are more rules, fire escapes, smoke detectors, lockable rooms etc. You need to check out one of the landlord sites for more detail such as NLA (national Landlord association.
    You dont really need contents insurance unless you are furnishing it. You can get a buildings and white goods insurance. You will also need public liability insurance really.
    Use an Agent if you dont have time yourself. make sure you have contracts for tennants and that you get them checked out as best you can. Agents will do this.

    If you are going down the multlet route(each room) creating more rooms is a good idea.
