Can I change my mind the same day I sign the lease to rent a house?
This is in Washington Sate. There was a scary incident with the neighbors at the very time we were in the House signing the lease. We told the property manager we didn’t want to go through with this and she still took the deposit check and the lease. Is there like a 24 hr time frame or any time frame at all that we have a right to undo the lease?

Have you put a stop payment on the cheque? If you haven’t already (and you should have) do it first thing in the am.

No. There is no remedy for you in this case. You signed the lease and turned over the deposit check. The deal is done, and unless there’s a breach of contract on your landlords part, you are obligated to abide by the terms of the lease.

If you told the property manager you did not want to go through with the lease, why did you then give her a deposit and sign the lease. Did you call them and ask to rescind the lease? If they said no, can you put a stop payment on check? They might sue you, but at least you can try. There is no grace period to back out of this type of contract, only a 3-day grace period when you purchase certain items and only in some states.

there may be a 24 to 72 hour grace period where you can back out of a lease, but remember that you did just sign a legally binding document. I think if she took your money and your deposit, then the land lord is not going to be happy about you backing out of the deal now, and may try to sue you to make you pay your rent for the duration of the lease. Its a “Due on Contract” clause.
You should take advantage of many attorneys free consultation services to check up on the exact laws regarding this issue in your state, and go from there. If nothing else, put a stop payment on the check, so that you are not losing the several hundred dollars the check is made out for and go from there.
If you ever sign something and want to immediately back out of it, never give the lease back. Tear it up and then get rid of the pieces. That will protect you, as it destroys the only proof an individual has of you signing the document.
you can talk to the individual, although from her previous action, it does not sound like they want to be very reasonable about it. If she has the ability to, you can always ask her to evict the neighbors if the incident was very serious for you, or press charges on them if they where threatening you in some way.

In most jurisdictions there is no time period for you to change your mind after you have signed the lease.
Also some of the other responders have given you advice that could be extremely damaging to you if you follow their advice.
Instead of relying on the responders in this section for advice on this matter, I recommend that you interview at least 3 or 4 Attorneys who specialize in landlord/tenant law.
Ask the Attorneys about their experience with cases like yours and what were the results.
Hire the Attorney that you think is best for your case.
